What "central" actually means in Modena
Modena's historic centre is small. From Piazza Grande almost everything you came for is fifteen minutes away on foot or less, and the city is flat. That matters more than it sounds: a place twenty minutes out by car is not twenty minutes from dinner, it is a parking problem followed by a walk.
So the useful question is not how many stars. It is: can I reach Piazza Grande on foot, and what happens to my car?
The car is the part nobody explains
A large part of the centre is a limited traffic zone (ZTL), and most of the parking around it is paid. "Central" on a booking site can mean inside the ZTL — fine if you arrive by train, a problem if you do not. So before booking anywhere in Modena, ask two questions: is the address inside the ZTL, and where exactly do I leave the car, at what cost per night.
Over four nights, paid parking quietly becomes a real share of what you paid for the room.
If you arrive by train
Modena sits on the Milan–Bologna line and the station is at the northern edge of the centre. Anywhere within a ten-minute walk of it is genuinely central, and you will not need a car at all: Bologna is about half an hour away by regional train, and the Enzo Ferrari Museum is in the city itself.
What to check before you book
- Walking time to Piazza Grande — not driving time.
- Whether the address is inside or outside the ZTL.
- Whether parking is included, paid, or simply left unsolved.
- Walking time to the station, if you plan a day in Bologna or Maranello.
- Whole apartment or a room, if you are more than two.
Where Martin's Home sits
Via San Martino, in the historic centre and outside the ZTL. On foot: Duomo and Piazza Grande 13 minutes, Mercato Albinelli 14, the station 5, the Museo Enzo Ferrari 12. Parking is solved rather than charged — the host provides a voucher that lets you park free on the blue lines in the surrounding streets (an unreserved space, which you find yourself). Sixty square metres, up to four people, full kitchen, fibre Wi-Fi.
Who it is not for
If you want a reception desk, room service and breakfast brought to you, a hotel is the better answer and Modena has good ones. An apartment makes sense when you are more than two, when you are staying more than a couple of nights, or when you would rather have a kitchen and a quiet street than a lobby.
Planning an event rather than a stay?
Villa Luna, fifteen minutes outside Modena, is the sister property: a villa with a garden and a pool for dinners, retreats and company days. It has no bedrooms, so the two work together — the event there, the beds here.
