Villa Luna: What the Place Actually Is, and Who It Fits

Let me declare the interest in the first line, because everything after it is worth less if I don't: Villa Luna is ours. It belongs to Martin's Hospitality, the same outfit as the apartment you may have found this page from. So this is not a review. It is a description, with the numbers in it, and with the limits where the limits actually are.

What the place is

An early-twentieth-century residence in the countryside outside Modena, built as a hunting lodge — an Antico Casino di Caccia. One and a half kilometres of nothing in particular around it, which is the point. The private grounds run to 1.8 hectares, of which roughly 8,000 m² is garden and park. There is a 79 m² pool, saline electrolysis rather than chlorine. The house has an equipped kitchen, and the whole thing is energy class A2, which matters more than it sounds in a building of that age.

The numbers that decide whether it works for you

This is the part that people ask about on the third email, and it should be on the first page.

Indoors: up to 22 seated, on two tables in two connecting rooms. Outdoors: up to 60 seated, or 70 standing.

Those two figures are far apart, and the gap is the whole planning problem. A seated dinner for forty is not an indoor event here; it is a garden event with a weather plan. Ask that question early rather than late.

One event a day. The property is used by one party at a time, in exclusive use. No overlap, no second wedding on the other lawn, nobody wandering through your afternoon. That is the thing being sold, and it is also why dates go.

Three formulas, in plain terms

• Giardino — the garden, the courtyard, the loggia and a bathroom. The outdoor event, straightforwardly.
• Dimora — all of the above plus the kitchen, the sitting room and the small sitting room. This is the one that matters when the weather is a question or when catering needs somewhere real to work.
• Tenuta — the whole estate, exclusively: the park and the pool included.

What it is used for

Private and company events, brunches, aperitivi, company days. Weddings: receptions in the garden, in the loggia or inside the house; civil and symbolic ceremonies are possible subject to the permissions in force at the time, which is a sentence worth reading twice before you set a date.

Yoga retreats too: day retreats with certified instructors, in the park, on the lawn or indoors, maximum 12 participants. Residential retreats — the kind where people sleep there — are a 2027 thing, for the reason in the next section.

The limit, stated plainly

You cannot sleep at Villa Luna yet. Overnight hospitality is due from the 2027 season, and the licence is still being obtained. Until that is done it is a venue and not a hotel, and anyone who tells you otherwise is selling you a date that does not exist.

If your group needs beds in 2026, the honest answer is that they sleep elsewhere — in Modena, fifteen minutes away — and come out for the day.

Getting there, and parking

Stradello della Noce 36, Modena. About 15 minutes by car from the centre of Modena and 35 minutes from Bologna airport, traffic permitting. From the A22 Brennero motorway, exit at Campogalliano.

There is free private parking inside the estate, through the main gate. For a minibus or for service vehicles — catering, staging, a band's van — check access in advance rather than on the day.

One event a day. Either it is yours or it isn't — which is the whole point, and also the reason to ask early.

One night, as an example of what the place does

On 1 October 2026 the villa hosted Fuori Giri, an evening about car culture rather than horsepower: no track, no laps, cars parked on the gravel, a vinyl DJ set, and the people who build and restore those machines standing in the room talking about them.

It was a project by foo.dsign with Modena Motori, with Lorenzo Menegazzo of MIO Modena and Andrea Bisi of AB Auto Classiche leading the conversation, a one-off car on display, an aperitivo by the restaurant Fojonco in partnership with Giusti 1605, and a vinyl selection by Dischi Caldi. Places were limited and booking was required.

I mention it not as news — it is long over, and no second edition has been announced — but because it is the clearest example of what the formulas above turn into when someone uses them properly. Gravel, trees lit from below, eighty metres between you and the nearest neighbour, and a conversation that would have died under strip lighting.

One event a day means the calendar is the constraint, not the capacity. Saturdays between May and September are asked for first.
