Booking Terms & Conditions

Welcome to Martin's Home Modena. By making a reservation, you agree to these Terms & Conditions.

1. Booking Process

  • Reservations are made through our website or direct contact
  • A confirmation email will be sent with booking details and house rules
  • Booking is confirmed upon payment receipt
  • Prices are per night and include mandatory fees (CIN, taxes as applicable)

    • 2. Payment Terms

  • Payment is due at the time of booking (deposit) or full amount at confirmation
  • We accept credit cards and bank transfers via Lodgify secure payment processor
  • No refunds are issued for payment processing (Lodgify standard)
  • You are responsible for any currency conversion fees

    • 3. Cancellation Policy

  • **7+ days before arrival**: Full refund (minus administrative fees if applicable)
  • **3-6 days before arrival**: 50% of total booking amount refunded
  • **Less than 3 days**: No refund
  • Cancellations must be notified in writing to info@martinshomemodena.com
  • Dates can be modified 7+ days in advance at no cost

    • 4. House Rules

    By booking Martin's Home, you agree to:

  • Check-in: 3:00 PM (early check-in by request)
  • Check-out: 11:00 AM (late checkout by request, €20)
  • Maximum occupancy: 4 guests (as per booking)
  • No smoking inside the apartment
  • Quiet hours: 10:00 PM - 8:00 AM
  • No parties or events without prior permission
  • Respectful treatment of neighbors
  • Leave the apartment in same condition as arrival

    • 5. Liability & Damages

  • The guest is responsible for any damage caused during the stay
  • Normal wear and tear is excluded
  • Damages exceeding €100 will be charged to guest's credit card or invoice
  • We are not responsible for lost or stolen personal items
  • Guests are responsible for their own insurance

    • 6. Safety & Security

  • Self check-in via smart lock (code provided at confirmation)
  • Security deposit: None (damage deposit only if needed after stay)
  • The apartment is equipped with CCTV in common areas only (not bedrooms)
  • Emergency contact number (H24): +39 349 646 5168

    • 7. Intellectual Property

  • Photos and content of the apartment are property of Martin's Home
  • Guests may not use apartment images or content for commercial purposes without permission

    • 8. Privacy & Data Protection

  • See Privacy Policy for how we handle your data
  • We comply with GDPR and Italian privacy law
  • Booking data is retained for 10 years (tax compliance)

    • 9. Force Majeure

  • In case of force majeure (natural disaster, war, pandemic), we may cancel with full refund
  • We are not liable for circumstances beyond our control

    • 10. Governing Law

  • These Terms are governed by Italian law
  • Any disputes shall be resolved in the Court of Modena (Foro di Modena)
  • We are open to mediation before legal proceedings

    • 11. Tourist Tax / Imposta di Soggiorno

    In accordance with Modena City Council regulations, a tourist tax (imposta di soggiorno) applies to all stays:

  • **Amount**: €3.50 per person per night
  • **Exemptions**: Children under 12 years old are exempt (from 12 years of age, the tax applies)
  • **Payment**: After booking confirmation, you will receive a separate Stripe payment link by email to pay the city tax online. The city tax is charged in addition to the booking total (nightly rate + cleaning fee, already included in your Lodgify checkout), and must be paid via the Stripe link before or upon check-in.

    • 12. Imposta di Soggiorno (Tourist Tax)

    Ai sensi del Regolamento del Comune di Modena sull'imposta di soggiorno, si applica la seguente tassa:

  • **Importo**: €3,50 per persona per notte
  • **Esenzioni**: I minori di 12 anni sono esenti (dai 12 anni compiuti si paga)
  • **Pagamento**: Dopo la conferma della prenotazione, riceverai via email un link di pagamento Stripe separato per saldare online l'imposta di soggiorno. L'imposta è aggiuntiva rispetto al totale della prenotazione (tariffa notti + pulizie, già incluse nel checkout Lodgify), e va pagata tramite quel link Stripe prima o al momento del check-in.
